From it, a five minute walk through the villa’s private grounds takes you first to the new pool area, to be completed in May 2014, and then to a locked gate at the edge of the sandy beach beyond. The walk alone is a joy amongst the pines, shrubs and succulent plants typical of this shore. The villa’s orchard, pergola, terraces and lawns provide ample space for relaxing outside living. Of particular note is the huge teak-floored terrace to the rear of the villa, equipped with comfortable chairs, sofas, loungers and an outside dining table – it even has a pine tree growing through it to provide shade, and from it there is just a glimpse of the sparkling sea beyond. Inside, Il Tombolino which has been refurbished in 2008 to a very high decorative standard and is a marvel of modern technology with computer controlled air conditioning, heating and lighting and many other conveniences. The privacy of the villa and its grounds belies the fact that, as can be seen from the approach, it is within easy walking distance of restaurants, shops, playgrounds and sports facilities of all kinds, ideal for active children with energy to spare. The villa's layout
Ground Floor: Through electronically controlled gates, a drive leads to an ample car park, from where you ascend through a front garden to a terrace in front of the main entrance, the design of which enables you already to see the sea through the villa. The entrance hall has the kitchen to the left and a service bathroom to the right. A transverse corridor leads to the left to a study area; and to the right to a laundry room and stairs to the first floor. Across the corridor is the spacious living and dining area with a large fireplace, from which through three glazed arches, the large teak-floored deck is accessed, with seven steps to the lawn below. First Floor: comprises a service shower room and six double bedrooms (5 king size beds and one queen size), two with en-suite bathrooms with tub and the remainder with en-suite shower rooms. Three open onto a common terracotta tiled terrace facing over the rear garden. The fourth is to the side and has bathroom and shower facilities behind a wall within the room. Two more bedrooms face the front. A short stairway leads to a room perhaps suitable for a nanny with a mezzanine bed, accessed by ladder. Another concealed staircase leads to a games room with TV, a sofa bed, easy chairs, a single mezzanine bed, kitchenette and shower room. Basement level: the annexe is accessed from the garden. Three large French windows access the main room which comprises a kitchen with dining area and living area. At each end of this room is a bedroom (one twin and one double) with direct access to the garden. Each has its own bathroom.
